Yes. Foreign nationals can own freehold property in Dubai designated freehold areas, including Downtown, Palm Jumeirah, Dubai Marina and Business Bay, with no residency requirement. Title is registered with the Dubai Land Department in your own name, and ownership is not time limited.
Plan for roughly 6 to 8 per cent above the purchase price. The Dubai Land Department transfer fee is 4 per cent, then registration and trustee fees, agency commission of around 2 per cent, and mortgage arrangement costs if you are financing. After handover you carry annual service charges, and furnishing if you intend to rent.
Routinely, yes. Documents can be signed electronically or through a power of attorney notarised at home and attested for UAE use, and funds move through the developer or trustee escrow account. What I insist on is that someone you trust, me if you like, physically inspects the building and the specific unit before you commit.
Off plan buys you a lower entry price and a staged payment plan, at the cost of delivery risk and no income until handover. Ready property pays rent from month one and can be priced against real comparable transactions. If you need cash flow or you are nervous about timing, buy ready.
Gross yields commonly land between about 5 and 8 per cent depending on community and unit type. Prime waterfront usually yields less and appreciates more. Deduct service charges, management and realistic void periods and your net figure is typically one to two points lower. That is the number to underwrite against.
Property investment above certain thresholds can support a UAE residence visa, including the 10 year Golden Visa. Thresholds and conditions are revised from time to time, so verify the current rule before you let the visa drive the purchase decision.
Dubai has no annual property tax and no capital gains tax on individual residential sales. The 4 per cent transfer fee is the main state cost. Your own country of residence may still tax the income or the gain, so take local advice.
Waterfront and genuinely central communities, Palm Jumeirah, Downtown and Dubai Harbour, have the strongest record of holding value through corrections, because the supply behind them is limited.
