02Know the data better than your clientYour buyer has already read the portals. What they cannot get is transacted price history, current rental performance and the supply arriving in that submarket in 2028. Learn the data tools and quote them by name.
03Tell a story, do not recite a brochurePeople forget specifications within an hour. They remember why a building exists, who lives there, and what happened to the last investor who bought in it. Sell the situation, not the floorplan.
04Save while the market is generousDubai corrects. It did in 2008, it did in 2020, and it will again. Cycles do not stop because the current run feels different. Agents who bank a year of expenses during a strong market are still here afterwards. The ones who upgraded their car are not.
05Work hard and work cleanEvery shortcut in this industry is a loan against your own name at a terrible interest rate. Run every commission through the proper channel, document everything, and be the broker a client can hand a 20 million dirham decision to.
